LOCATION: This is an onsite job placement at Harriett’s Orlando Ballet Centre, 600 N. Lake Formosa Drive, Orlando, FL 32803

POSITION STATUS: Full-Time, salaried, exempt

Basic Purpose and Objective of the Role:

Under the direction of the Managing Director, the Facility Manager manages the day-to-day operations of Harriett’s Orlando Ballet Centre (HOBC) including custodial, grounds, building maintenance, and IT activities in support of the entire organization. The Facility Operations Manager will deal with a diverse group of important external constituents as well as internal contacts at all levels of the organization. Independent judgement is required to plan, prioritize, and organize a diversified workload. Orlando Ballet is seeking a driven, highly organized individual with strong interpersonal skills, attention to detail, and a commitment to supporting Orlando Ballet in its mission to entertain, educate and enrich through the highest quality of dance.


Responsibilities include, but are not limited to:

  • Plans, organizes, maintains, and manages the operations and reliability of HOBC facilities and general infrastructure systems. Establishes and monitors preventative maintenance programs and facility inspection processes for on-going review of maintenance and replacement needs;
  • Develops, recommends, and administers policies, procedures, and processes in support of grounds and building maintenance operations;
  • Responds to and troubleshoots all facility maintenance requests such as HVAC issues, alarm malfunctions, electrical outage, elevator malfunctions, water leaks, etc.;
  • Coordinates with external IT management team to manage the organization’s IT and telecommunications equipment and systems;
  • Ensures that the facility is clean and maintained according to company policy and procedures;
  • Prepares the facility for daily operations as may be required;
  • Liaises with other departments to anticipate and provide a variety of facility needs as they relate scheduled activities (e.g., facility opening/closing, FF&E needs, additional cleaning, etc.);
  • Orders and maintains inventory of necessary maintenance and custodial supplies and equipment;
  • Monitors the safety and accessibility of HOBC and serves as the point of contact for all code compliance issues; oversees security systems and external security services as needed;
  • Monitors and oversees the work of external contractors as needed;
  • Administers procurement and fiscal management activities associated with building and grounds maintenance activities, which may include:
  • Participating in the development and administration of the building maintenance budget;
  • Managing RFPs and contracts for custodial, grounds, and maintenance related work;
  • Monitoring spending on projects;
  • Recommending and implementing corrective spending plans related to facility operations;
  • Participates in/on a variety of internal and external meetings, committees, task forces, and other related groups including but not limited to the internal Safety & Emergency Planning Committee and the external Loch Haven Alliance;
  • Serves as the designated “key holder,” dealing with out-of-hours alarms or other facility issues;
  • Additional related duties as assigned.

 

Work Environment and Physical Demands:

Work is generally performed in both an office environment and an outdoor environment, with frequent interruptions and irregularities in the work schedule. While performing the duties of this job, the employee is regularly required to stand; use hands to handle, or feel objects, tools or controls; and reach with hands and arms. Frequent walking, climbing, lifting, stooping, kneeling, crouching, or carrying of equipment and materials may be required. Other physical requirements include:

  • Ability to regularly lift and/or move up to 40 pounds without assistance.
  • Ability to work in close quarters and on ladders, scaffolding or lifts.
  • Ability to safely use specified hand, air, power tools, and machinery including respirators.
  • Ability to operate and understand the operation of all protective safety equipment in the area.
  • Ability to work outdoors for up to (6) hours per day.
  • Ability to work in noisy and dusty conditions.

Required Qualifications: 

  • High school diploma or equivalent.
  • Minimum 5 years of progressively responsible, professional custodial, grounds, and/or maintenance experience.
  • Ability to perform a variety of skilled trades functions with a general knowledge of electrical, mechanical, plumbing, and other building systems.
  • Experience with basic maintenance functions including but not limited to painting, minor carpentry, replacing lightbulbs, basic plumbing repairs.
  • Experience operating a forklift and scissor lift.
  • Ability to read, write, comprehend, and verbally communicate simple instructions and correspondence in English.
  • Ability to read and understand engineering drawings, blueprints, assembly drawing, and schematics
  • Ability to utilize linear and other types of measuring devices effectively.
  • Knowledge of safety procedures required in maintenance and repair work.
  • Skill in using tools and equipment in maintenance and repair work.
  • Ability to perform all operations within acceptable quality and time standards.
  • Ability to recognize quality expected and be able to reproduce it.
  • Maintain a valid driver’s license with good driving record.
  • A proven track record of ability to work independently, with great attention to detail, in a high-volume atmosphere under established time constraints.
  • Willingness to work irregular hours as needed, sometimes at short notice.
  • Comfortability utilizing computers with basic proficiency in Microsoft Office Suite

 Preferred Qualifications:                 

  • Secondary education (college, trade, or technical school) with training in facilities management, construction, engineering, HVAC, electrical, and/or plumbing
  • Familiarity with using a MAC operating system
  • Familiarity with and affinity for the arts, specifically ballet and/or dance
